Phuket’s booming property scene is set to flourish further with the announcement of the unique, seaview Mangosteen Suites Estate and Pool Villas at picturesque Rawai on the island’s far south. Nick Anthony, of Phuket-based resort and lifestyle property specialists Indigo Real Estate, reports high demand for managed estates this past year as buyers seek solid management to market their properties internationally. Importantly, and unusually, Mangosteen is offering a guaranteed initial yield ensuring that the initial start-up period is profitable for owners, a big plus.

“The returns generated by resort properties historically have been double the yield offered by stand alone villas with none of the property management headaches, clear accounting, quick re-sales and full hotel and concierge services whilst staying there…possibly the perfect beach investment,” says Nick Anthony.

Mangosteen Resort developers will also commence construction soon on the GFAB designed Mangosteen Pool Villas – a total of 28x two-and three-bedroom villas ranging in size from 230-267 sqm, each set on 650sqm, all with private swimming pool. Four larger land plots have been reserved for individual designer villas.

The Mangosteen Resort & Spa takes over “The Sands” management in Nai Harn Beach.

The Sands Nai Harn, a 32 unit condominium property, has recently changed its juristic person management. The co-owners have outvoted their current manager, so far a unique case in Phuket, to appoint The Mangosteen to turn their project into a resort style managed property.

Mangosteen owner Hajo von Keller sees great potential due to the fantastic location next to the Nai Harn lagoon, one minute walk to one of Phuket’s most beautiful beaches. “The apartments are ideal for families, all equiped with 2 bedrooms and kitchenette and with 150 sq.m. spacious and comfortable. With the proximity to the Mangosteen Resort, we will be able to transfer the quality of service and the high occupancy rates and revenues to The Sands Apartments within very short time. The resort’s centralized reservation and marketing system will be used to introduce the Sands into the market right away.”

The property also offers a central swimming pool with extensive deck space and a restaurant.

The Mangosteen is offering a lucrative rental program to all owners and expects most of them to join. “The rental program is basically the same as we are offering for our own new developments, the Mangosteen Pool Villas and Pool Suites. Mr. Azuan Noordin is being appointed as the new General Manager of The Mangosteen Resort & Spa, effective immediately.

Malaysian by birth, Mr. Azuan Noordin holds a BS (Honors) degree in Hospitality Administration from well recognized and reputable Cornell University, Ithaca City , New York School of Hotel Administration. He also holds a Diploma of Hotel and Catering Management from the Malaysian most productive and successful hotelier school MARA University of Technology, Shah Alam, MALAYSIA. Apart from this he holds several professional certificates from the American Hotel and Motel Association (AH&MA).

During his 19 year career Mr. Noordin spent a decade working around the continent with several international chain hotels such as Hilton, Holiday Inn, The Pan Pacific, The Waldorf Astoria, Best Western and a few other independent hotel and resort properties in Asia. Prior to his appointment, Mr Noordin was the Group General Manager of Baan Yin Dee Boutique Resort a member of Boutique Hotels and Resorts international for 3 years.
